Our friends over at Austin Culture Map have done some dirty work, and spent the time to narrow down Austin’s neighborhoods to the top 12 in which to purchase a house.
After considering the current economic and real estate climates, several real estate agents from Austin itself recommended the following neighborhoods.
1. South Austin, 78745 – This area is full of homes from the 1960s and 1970s and people are buying and flipping these properties quickly.
2. Circle C Ranch, 78739 – Circle C is in high demand due to its school districts, and wide variety of house prices. Homes here range from $300K-$900K.
3. Ridgeview, 78737 – Circle C’s smaller, neighboring community has lower tax rates and house prices range from $430K-$650K.
4. Crestview, 78757 – Crestview is just outside of the heart of downtown, so homeowners here are close to dining and entertainment without the big city feel.
5. University Hills, 78723 – Right above Mueller in Northeast Austin, these homes from the 1960s and 1970s are remodeled and selling in the $300K range.
6. Highland, 78752 – This Central Austin neighborhood is affordable, close to popular restaurants, and is full of new development.
7. East Riverside, 78741 – East Riverside is an up-and-comer with development in South Shore making it a progressively more popular zip code.
8. “Deep” East Austin, 78721 – Deep East Austin is one of the best areas to purchase a home for $200K, make major upgrades, and come out on the other side with a home worth half a million dollars.
9. Downtown, 78701 – This zip code includes areas like Rainey Street and the Seaholm District, both of which are continuing to grow and improve. It also includes high-rises like Brazos Lofts, The Railyard, Brown Building, and several others.
10. Terra Colinas, 78738 – Terra Colinas is in West Austin and its homes range from $300K-$600K. David Weekley Homes is one of the main builders of the neighborhood, which is full of new construction.
11. Highland Park West, 78731 – Highland Park West is certainly a luxury, high-end community. Many buyers are purchasing tear-downs, or paying for million-dollar home renovations.
12. Spanish Oaks, 78738 – Spanish Oaks is a 900-acre community, and each luxury home is built on at least one acre. Prices here are a little heftier and homes sell anywhere from 1 to 4 million dollars.
