January's Austin area real estate numbers are on the rise

This month, the Austin Board of REALTORS®. released “a new and expanded Central Texas Housing Market Report” which offers up more details and minutiae of the Austin-Area Round Rock Metro Statistical Area.

One important point of which to take note is that the City’s housing shortage is now moving out into the surrounding suburbs. Brandy Guthrie, the 2017 President of ABOR, recently explained that “Consecutive years of strong housing demand and sales growth throughout Central Texas have significantly changed housing market conditions in Austin and the surrounding region. The radius of local market areas with critically low housing inventory levels has expanded out from Austin into surrounding counties, shifting the price range of available homes in local communities upward.”

However, an increase in home prices has not slowed down the sale of single-family homes. “In the city of Austin, single-family home sales jumped 9.8 percent annually,” and “single-family home sales in the Austin-Round Rock MSA increased 7.0 percent year-over-year.”

This news is certainly positive for Sellers in the Austin market, but may make purchasing a new home even more of a challenge for Buyers.
